Organize a condominium GA: the complete guide

March 15, 20269 min read

The general assembly is the key moment in the life of a condominium. It is during the GA that important decisions are made: approval of accounts, budget, work, election of the syndic.

The summons must be sent at least 15 days before the date of the GA (law 18-00). It must contain the agenda, accounting documents, and proposed resolutions.

The quorum required for the GA to be valid depends on the type of decision. Ordinary decisions require a majority of the votes present, important decisions require a majority of 2/3 of the quotas.

During the GA, a secretary must be designated to write the minutes. This document must contain the resolutions voted on, the results of the votes, and the list of attendees.

New technologies allow for more efficient GAs: automatic summons, online voting, remote participation, and automatically generated minutes with SyndicHubs.

After the GA, the minutes must be sent to all co-owners within a reasonable time. Decisions made in the GA are binding on all co-owners, even if absent.
